A living room, whether used formal or casually, is an area that must be highlighted for buyers to see. Often one of the first rooms viewed upon entering a home, it is imperative that this space be showcased and presented as a warm, inviting room for socializing, family gatherings or an after dinner conversation retreat. Some newer built homes are phasing out the formality once associated with the "formal" living room but no matter if your home is newly built or 50 years old, you can still achieve an atmosphere that is buyer friendly.
Remove dated wall paper and window treatments or very personal decorating styles. Repaint dark colors with warm neutrals. Consider your flooring and furniture in the space, has it seen better days? Professionally clean carpets or if necessary, replace well worn, dated or stained carpeting. If necessary and you are able, purchase some newer pieces of furniture to showcase the space. You'll be taking it with you to your next home so consider what will work well in the next place too.
If unable to purchase some new pieces think about inexpensive, neutral toned slipcovers for your existing furniture. Make sure they are well fitted and ironed. Nothing looks worse than a wrinkled couch! To add a punch of color, purchase some decorator pillows and a nice coordinating throw blanket. Remove excess furniture from the space and sell the square footage and the details of the room. Arrange the furniture around a focal point. Maybe it's a beautiful bay window or fire place; build a conversation area around it. Float pieces away from walls if able; creating interest and flow.
Accessorize minimally using the rule of 3. Objects in scale of high, medium and low are visually appealing. One piece of artwork over the mantle will work well. A coffee table arranged with interesting books, chunky candlesticks or a tray set for coffee service are some suggested ideas. Create a warm, inviting atmosphere where your buyers will linger and imagine themselves living in this room.
