By all means replace it! But not with carpet. If your budget allows for ceramic tile in the whole bathroom consider doing it, if not vinyl tiles work nicely and there are some great looking options. If nothing else, take the carpet out of the small area where the toilet is and put vinyl or tile in there...

Take a good hard look at the carpeting, if it needs more than professional cleaning, it is best just to replace it. It does not have to be replaced with the highest quality carpet. If you put a thick pad underneath lower-grade carpet, buyers will be much more impressed than if the currently installed...
